Industrial Lot Building Guidelines

Schedule E: M2 — Industrial District:

  1. Permitted Uses:

    Subject to all other provisions of this bylaw, on any site, in any district defined, designated or described in this bylaw as an M – Industrial District, only the following uses and their respective accessory uses shall be permitted.

    1. Principal Uses:
      1. General industrial uses
      2. Agriculturally Related Commercial
      3. Machine and Welding Shops
      4. Public Utilities
      5. Lumber yard, improvements centers, building supply establishments
      6. Automotive sales and services including sales and services of recreational vehicles, mobile homes, farm implements and machinery
      7. Construction yard
      8. Trucking and transfer yard
    2. Uses Permitted at Council’s Discretion:

      The following principal and their respective accessory uses, may be permitted, but only by resolution or bylaw of Council and only in locations, and with development standards specified by Council.

      1. Abattoirs, Hide Defleshing and Tanning Facilities and Stockyards
      2. Outdoor Storage Yards for Construction Materials and Extractive Industries
      3. Agricultural Implement and Prefabricated Building Component Manufacturing
      4. Accessory Residential Dwelling for Caretakers, Managers and Owners, where such presence is required due to the nature of the principal use.
      5. Bulk fuel sales and storage
      6. Kennels and livestock auction facilities
      7. Warehouses and wholesale facilities
      8. Manufacturing and processing facilities
      9. Retail store and service station
    3. Accessory Uses:

      Buildings, structures, or uses accessory to, and located on the same site with the main building or use, excluding residential dwellings.

  2. Lots Specifications:
    1. Lot Size:Minimum — 1 acre (0.4 hectares) and lots can be combined to make a 30 acre parcel if needed.
    2. Total Developable Area125 acres (in 3 phases)
      Ability to combine lots for larger assemblies. Minimum 1 acre lot sizes, maximum 25 acres.
  3. What will I be buying (What is included)?
    • Lots graded to 0.25 meters below final grade to be developed to final grade by lot owner
    • Natural gas to property line
    • Electrical services to property line
  4. Water and Sanitary Specifications
    • Water servicing via on-site cisterns (by lot owner)
    • Individual water wells are permitted and need the approval of Saskatchewan Water Security Agency (by lot owner)
    • Sanitary sewage via on-site holding tanks (by lot owner)
  5. Telephone line install with SaskTel

    For your first business line only, SaskTel will fully subsidize the Extra Provisioning Charge when the line is predominantly used for voice transmission and is not used for the transmission of data or for monitoring purposes. “Monitoring” refers to the transmitting of data sensed by instrumentation and measuring devices to a remote station where it is recorded and analyzed. Based on our understanding of your request, your communications facilities will be used for voice transmission; therefore, the Service Charge is $499.00.
